How to Buy a Bulgarian Property

  • Select some properties, according to your interests and priorities.
  • Make a preliminary enquiry and get all the answers you need.
  • Plan a Property Viewing Trip.
  • When you are really satisfied and sure that you want to buy a property, you need the professional law assistance of our specialists for discussion and signing a preliminary contract ( similar to ' Sold subject to contract ' in the UK ) . The practice is in signing to be paid 10 % of the asked price. In the agreed period of time all the documents must be prepared by the seller for the final notary deed. The deposit is not refundable in case you pull out of the deal. If you buy off - plan properties, the payments are made due to the provisions and agreements in the signed contract between the parties.
  • Sign the Notary Act (Contract of purchase) in front of a Bulgarian Notary. Please, note that in case of off - plan developments, the final Notary Act is not signed until the building is completed.
  • Transfer the remainder of the funds and get the title deeds transferred to your name.
  • Become an owner and property investor in Bulgaria.

You must be aware of the fact that Foreign persons can buy buildings, the right to build and other land related rights such as the right of use and passage, but cannot buy land. You can however acquire land via a Bulgarian registered company. The company will be owned and run solely by you but it is necessary to meet all requirements for company registration in Bulgaria.
