MAINTENANCE OF THE BUILDING AND ITS COMMUNAL AREAS (compulsory)

The maintenance of the building and the communal areas will be provided by the Developer. The annual maintenance fee is 10 Euros + VAT per sq.m. apartment area per year and will include:
-Current expenses for lighting, as well as the expenses for maintenance of the electricity and water systems in the common parts
- annual inspection of the roof and its repairing if necessary
- supervision and replacement of window panes when necessary
- cleaning the common parts of the Complex, such as staircases, corridors, grounds, etc.
- 24 hour security services
The aforementioned maintenance and management fee does include the costs for insurance and security of the Complex, which shall be settled in the contract.
The fee does not include the individual expenses for heating, electricity and water for any of the apartments, that shall be at the expense of and paid by the BUYER on a monthly basis, or any expenses for state and local taxes and/or charges and rental expenses that might be due by the owner according to the legislation in force.

RESERVATION

Any apartment can be reserved for 2 weeks by a non-refundable deposit of 1000 Euro.

GENERAL CONDITIONS

• No company is needed to own an apartment in Redenka Palace.
• All owners who rent out their apartments will have to pay rental income tax of 10%.
• It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract.
• It is not necessary to come to Bulgaria in order to acquire the ownership or receive the title deeds of the apartment.

30% on signing of the preliminary contract
70% on signing of the notary deed – July 2008


Option 2
Deposit:1000€
50% on signing of the preliminary contract
50% on signing of the notary deed – July 2008
